ROCA

Roca is a traditional Mallorca country house. Its fantastic hillside location provides breathtaking views from all around the property - the front overlooking surrounding countryside down to the coast in the distance while the other side has beautiful views over central Mallorca to the mountains in the distance as well as Sant Salvador sanctuary and the ruins of the Santueri castle.

Roca is a beautiful, airy country house full of natural light with a side tower. The house which is clad with rural stone is set out over three levels. From the hall there is direct access to the dining room with two dining areas - close to each other but one in the tower with an open fireplace and the other by the kitchen. The kitchen is spacious, well equipped and has access to the back covered terrace housing an outside dining area. This floor also has a guest toilet with shower and the utility room with the washing machine.

Stairs in the hallway lead to the first floor where there are two bedrooms - a twin bedroom with access to a small covered terrace with great views and a double bedroom with French doors out to a balcony overlooking the fantastic surrounding landscape. These bedrooms share a bathroom with overhead shower.

From this level a few steps lead to the next level where there is a twin bedroom with balcony views overlooking central Mallorca and the living room - located in the circular tower. French doors connect to a front terrace with a table and chairs overlooking charming country views with the coast in the distance. Another few steps reach the upper floor where there is a twin bedroom, a separate bathroom with overhead shower and a terrace with more great views.

Outside the 15,000sq, metres of grounds are extremely peaceful and offer the same great views. The gardens feature Mediterranean plants, palm trees, cypresses and fig trees. The back covered terrace by the kitchen has a dining table and a brick-built barbecue to enjoy delicious alfresco meals while enjoying the view. Steps from this terrace lead down to the swimming pool area with a poolside shower and a sun terrace with a covered area and sun beds - the perfect spot to enjoy the long summer days.

APPROXIMATE DISTANCES BY CAR: Roca is located only 1.5km away from the small village of Es Carritxo and approximately a 10 minute drive to Felanitx for shops, restaurants, cafeterias, well-known hand-made pottery and, on a Sunday morning, a bustling market. The larger resort of Cala D'Or with sandy coves, a never ending choice of restaurants and the impressive harbour/marina is just a 15 minute drive away.
